New Public Precinct at Elizabeth Street South
276 Flinders Street is a commercial mid-rise office building situated opposite the iconic Flinders Street station.
More commonly known as Fivex House, this unique project comprises of 5 levels of vertical extension on top of an existing 4-storey building. Being situated at one of the busiest corners in Melbourne, minimum intervention to current tenants is to be ensured.
The building has a GFA of 4,855 sqm. The podium and ground floor levels comprise of a fitness and childcare centre, and retail and food outlets.
Bonacci Group provided structural design and documentation services. To minimise intervention to current tenants, we provided a hybrid structural steelwork and CLT flooring, an innovative structural system, used to maximise the vertical extension. The innovative hybrid structure reduces about 40% of the building density compared to composite structure. Therefore, the building was able to achieve 5 levels of extension that would have been 3 levels if it was composite structure.
